Construction Details

CIVIL AND STRUCTURAL

  1. RCC column and foundation with necessary steel reinforcements.
    TMT Bars: 6mm, 8mm, 10mm, 12mm as advised by Structural Consultant (Durga, GBR).
  2. Cement concrete mixes.
    PCC — 1:4:8 using 40 mm metal.
    RCC — 1:2:4 using 20 mm metal.
  3. Filling in basement (3 feet from ground level).
    Use quarry dust or good quality filling sand, consolidated well; then provide PCC flooring for ground floor.
  4. Roof heights.
    Roof heights shall be 10 feet (including terrace level).
  5. Brick work for superstructure.
    Brick work in C.M. 1:6 using well-burnt stock bricks and branded PPC cement for super structure.
  6. R.C.C. cut lintels, beams and sunshades.
    Provide necessary steel reinforcement (ISI & TMT Bars) using branded cement (OPC) as advised by Structural Consultant.
  7. RCC roof beams and slabs.
    Provide necessary steel reinforcement (TMT Bars) as advised by Structural Consultant.
  8. Parapet wall on ground floor roof terrace.
    Brick parapet wall 3'0" high, 4.5" thick using C.M. 1:4.
  9. Plastering for ceilings and exposed RCC faces.
    Plastering in C.M. 1:3 — 1/2" thick for ceiling and exposed faces of RCC works at all floors.
  10. Plastering for exposed wall faces.
    Plastering in C.M. 1:5 — 1/2" for exposed faces of walls on all floors.
  11. Approved cement brands for RCC/PCC/brick work.
    Use Ultratech, Ramco, Dalmia (or equivalent) branded cement.
  12. Staircase and handrails.
    Staircase brick work with plastering shall be constructed; provide MS hand rails only.
  13. Bathroom waterproofing.
    Waterproofing for bathrooms using waterproofing admixtures mixed with screed concrete.
  14. Storage provisions.
    One loft and one cupboard shall be provided for each bedroom and the kitchen. (Hall excluded.)
    Low roof will be charged extra.

PAINTING

  • Preparing the surface of ceiling and applying two coats of emulsion paint (ASIAN-TRACTOR EMULSION - white colour only).
  • Preparing the surface of interior walls and applying two coats of putty, one coat primer and two coats of emulsion paint (ASIAN TRACTOR EMULSION specific colours only).
  • Two coats of exterior paint (ASIAN ACE specific colours only) will be applied for exterior walls.

SANITARY AND WATER SUPPLY

  • All sanitary and plumbing works shall be done as per Plan.
  • Supply and fixing PVC/CPVC pipelines for water supply to Toilet/Kitchen respectively as per Plan.
  • Supplying and fixing water outlets to drain the water from toilet and kitchen.
  • Construction of manhole and inspection chamber at required distance and lay 4" dia PVC pipe for waste line.
  • Necessary valve for water supply systems including all arrangements from overhead tank (500 litres) will be fixed.
  • RCC cover slabs for all inspection chambers.
  • Providing rainwater pipes with PVC pipes.

KITCHEN

  • Kitchen platform shall be constructed using brick work and RCC slab with Granite top (G20, 18mm thickness) not more than 10 feet.
  • ISI branded stainless steel sink (22"x18" single bowl) and tap will be provided.

BATHROOM / TOILETS

ELECTRICAL

  • All electrical cables are concealed with multi-core copper (ORBIT/ANCHOR) section cables.
  • ORBIT switches in metal boxes will be fixed.

Electrical Points

  • Hall: TV, Telephone, 2 Fans + 5 points
  • Bedroom: 5 Points + 2 Plug + 1 AC point
  • Kitchen: 15 Amps - 1, 5 Amps - 1, 3 Switches
  • Bathroom / Toilet: 15 Amps for Geyser + 2 Points
  • Others: Portico, Back lights, Calling Bell

FLOOR AND WALL TILES

  • Best quality floor tiles (Vitrified - ₹40 per sqft) will be fixed.
  • Kitchen tiles (₹35 per sqft), platform granites etc., shall be fixed.
  • Best quality bathroom floor tiles (₹35 per sqft) and wall tiles (₹30 per sqft) up to 7 feet height shall be fixed.

DOORS

  • Main door shall be of I Class Teak wood.
  • All other door frames shall be of II Class Teak wood / Padak.
  • All other door shutters shall be skin doors of good quality.

WINDOWS

  • All windows shall be of I Class UPVC windows with safety grill.

ELEVATION

  • Standard Masonry Elevation style will be adopted.

EXTRA WORKS

Special elevation, weathering course, septic tank, water tank (1000 litres Sintex tank), outer platforms, wicket gate, extra safety gates, sump, hand pump, cable laying, double door shutters, wood windows, wood carving, special colour painting, special glass/design glass, stainless steel railing for steps, modular kitchen/interiors, extra electrical points, landscaping, and any extra structure or other requirements by the owner other than those specified in the construction agreement will be at extra cost with 100% advance payment.
